VCT floor – Simi valley

The Challenge

A property manager near the Ronald Reagan Presidential Library in Simi Valley contacted Xtra Clean about the VCT floors in a 4,000 square foot professional office suite. The floors had not been professionally stripped and refinished in over three years, resulting in significant yellowed wax buildup. The property manager needed the work completed over a weekend to avoid disrupting business tenants.

Our Process

1. Floor assessment: Assessed wax layers, overall condition, and high-traffic areas requiring special attention.
2. Furniture moving: All light furniture and equipment moved to ensure complete floor access.
3. Chemical stripping: Professional stripping solution applied and allowed to dwell, loosening all old wax layers down to bare tile.
4. Machine scrubbing: High-speed floor machines scrubbed away all loosened wax and embedded soil.
5. Wet vacuuming: All stripping solution, wax residue, and dirty water completely extracted.
6. Five finish coats: Commercial-grade floor finish applied with appropriate drying time between each coat.
7. High-speed burnishing: Finished floor burnished to a high-gloss mirror-like shine.
